What is a salon suite rental?

To best answer this question, we refer you to the traditional hair salon, or beauty salon.  The vast majority of people reading this article have been in a hair salon or beauty salon, so you know what they look like.  The owner, who either owns the building outright, or is leasing the building from some real estate brokerage firm, has multiple workstations within that salon; in addition, there is a reception desk and a waiting room.

In this traditional model, the actual hair stylists are independent contractors, and they are leasing the workstation and actually working for commissions, generally in the 40% range.

With a salon suite rental, the hair stylist leases a single salon suite, or salon studio, and in that suite they operate THEIR business.  It is a traditional salon shrunken down to one room.  The hair stylist, in this case the owner, keeps 100% of the profits after paying expenses.

This is where it really gets interesting and appealing.  The only real requirements are  a business license and liability insurance.  Other than those two non-negotiables, you need the money to pay for rent, and you will need to pay other start-up expenses, like decorating the salon suite and, if necessary, renting or buying furniture.  The miscellaneous expenses which are true for any rental are true for this as well . . . i.e. the price to hook up utilities, the price to hook up WiFi, and initial marketing costs.
